Villa Booking Overview

A booking will only be confirmed once the booking form has been completed and signed and the appropriate deposit received.

A deposit of £300.00 or $450.00 must be returned with the Booking Form – this is non-refundable, or the full amount if the rental is within 8 weeks. Please make cheques payable to G & L Atherton.

The person who signs the Booking Form certifies that he/she is responsible for all persons named on the Booking Form to follow and abide by the Booking Conditions and Rules.

Full payment is due 8 weeks prior to travel. We reserve the right to cancel your reservation if the balance is not received by this time. A security deposit is taken at check-in ($400, taken in the form of a major credit card by our management company) the security deposit is to cover damage to the rental property in excess of normal wear and tear during the period of rental. The property should be left clean, keys returned and any damages reported within 24hrs to the Management Company or Owner.

The security bond will be refunded within 21 days after completion of the holiday once the Management Company have confirmed no damage has occurred.

Cancellation by Owner / Management Company

We reserve the right to cancel the holiday if payment has not been received in accordance with the conditions above.

Should circumstances beyond our control require us to cancel a booking, you will receive a full refund of any monies paid to date and no liability can be accepted.

Cancellation by Client

All cancellations must be confirmed in writing and subject to the following charges;

- More than 8 weeks before arrival date = deposit
- Between 30 – 56 days before arrival date = 50% of rental charge
- Less than 30 days before arrival date = 100% of rental charge

Villa Occupancy

The maximum number of people allowed to stay in the Villa is 12 . Only persons named on the Booking Form are allowed to occupy the Villa. Our management team will have a copy of the Booking Form and will register and monitor number of people. Failure to apply this rule will result in immediate termination of the rental agreement, all monies forfeited and you will be asked to leave the property without compensation. (County rules for safety and insurance purposes are strictly enforced).

Check-In time is from 4pm onwards on day of arrival.

Check-Out time is 10am at the latest on day of departure.

It is important that you and your guests are packed up and ready to leave the house by 10am so that cleaners have enough time to prepare the house before the new guests arrive. Failure to do this will result in a fee being taken from your security deposit. If you require a late check out then please check at time of booking or with the Management Company whilst in Florida.

The Villa is strictly Non-Smoking, you are welcome to smoke around the pool area.

Liability Limitations

The Owner / Management Company do not accept any liability or responsibility for lost property, injuries, damage or loss caused whilst staying in the property or using the facilities of the Home/Resort. Clients are responsible for taking out adequate insurance policy(ices) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Client(s).

The Owner / Management Company do not accept any responsibility or liability for failure of equipment within the rental property. If equipment failure occurs the Management Company must be notified immediately, wherein they will endeavour to rectify the problem as soon as is reasonably practicable.

The Owner / Management Company do not accept any responsibility or liability for non availability of any of the facilities within the Resort.

The Owner / Management Company will not be liable for any loss or delay due to the following: strikes, industrial disputes, fire, flood, weather problems, transport failure, closure of airports, political unrest, threat of war, terrorist activity or any other event beyond the Owners’ control.

Swimming Pool

We do not accept any liability for any injury however caused as a result of using the swimming pool. No diving is permitted. Children must be supervised by a responsible adult at all times. Safety fences and security alarms are provided for added security. It is an offence under Florida Law for anyone to tamper with, or disconnect installed pool alarms.

Pool heating is an extra, please advise at time of booking if this is required, see availability tab for costs (highly recommended for winter months October - March), during this time so as to maintain the pools temperature it is advised that the pool cover be used when not in use.

During your stay it is required that when the villa is unoccupied and last thing at night that all our security measures are implemented including the patio door bar and the small button above the lock on the patio door, plus secondary locks to the front door and garage door.

Once the balance has been paid in full, you will receive instructions for entry to the Villa along with directions and location maps for your journey from the Airport to the Villa.
